Terms and Conditions

Renter fully understands and agrees that 1) Lemuel E. & Jeana S. Boggs, Jr., as Owners, rents SUNSET COVE as a guest home and is furnished according to their tastes and, as such:

1) Owners are not responsible or liable to renter for (A) Loss or theft of any of the renter's personal property, accidents, injury or damage of any nature from any cause to renter (including guests, licensees, or invitees) or acts of God;     (B) weather, road, or water conditions. 

1A) Check-in is at 4:00pm.  Check-out is at 11:00am.  Renters must call our reservation office to confirm arrival and departure. Also, please let us know the condition of the house when you arrive.  Check-in and Check-out times are to be strictly observed.  If you need to request early arrival, or late departure,  please obtain prior approval from owner in writing via email. (B) Telephone Service: All long distance phone calls made from the house phone must use calling card. No charge for local area calls or 911 assistance or Toll Free Numbers.  The owners toll free number to call is 1.800.397.5590.

2) Advance Deposit payment is required to be paid, at time of online-booking, in order to guarantee your reservation. The amount of Advance Deposit is 1/2 the Total Rental Fee.  Reservations will not be guaranteed until the Advance Deposit is paid, no exceptions.  Advance Deposit may be paid by check or charge card. All payments made by charge card must be paid using Pay Pal.  If you are not a member of PayPal, you must first sign up for a PayPal account, which is a free service. The Rental Fee Balance Due (1/2) must be paid in full prior to seven (7) days of check-in via check or charge card. Your credit card will not be automatically charged.  You must log onto our web site and remit payment prior to (7) days of check-in.

2A) Cleaning Fee:  A one-time cleaning fee of $50.00 will be assessed to your account if owners clean.  However, if you prefer to clean upon departure, according to the departure check-list, then the $50.00 cleaning fee will be WAIVED.  You must choose the $50.00 cleaning fee or waiver option during on-line scheduling of your reservation.  You may print the on-line departure check-list from our web site prior to arrival.

3) If renter's reservation is canceled by Owners, then Owners sole responsibility shall be to refund Renter's Advance Payment. If canceled by Renter, Owners must receive five (5) days notice before the commencement of the rental term, and Owners shall then refund the amount of Advance Deposit Payment after deducting a $50.00 administrative fee. Cancellations made five (5) days or less from check-in date will result in forfeiture of all moneys paid to date as cancellation charge.

4) The Owners do not issue refunds or adjustments as a result of factors which it has no control, i.e..., weather, adverse climatic conditions, and/or early check-out. 

5) Any reservations that do not check-in by 11:00 AM on the DAY AFTER scheduled check-in date will automatically be canceled and all payments will be forfeited. 

6) Payment Method: Payment for Advance Deposit may be made by cash, check, MasterCard or VISA.  Payment for damage fees may only be paid by MasterCard or VISA.  Payment of the Rental Fee Balance Due may be paid by charge card or by check if received Seven (7) days prior to check-in.   Credit Card transaction will appear on your bill as "PAYPAL*EXECUSERVICE".

7) Payment Date: (A) Advance Deposit must be paid at time of online booking. (B) Damage fees, if any,  will be Billed upon date of check-out inspection. 

8) The code to the keypad for the entrance lock will be (e)mailed to Renter upon receipt of online signed Rental Agreement and Advance Deposit payment. 

9) A $10.00 fee will be charged for each person over the maximum allowable of 8 people. No charge for children under 2 yrs.

10) A Guest Account folio of charges/payments will be emailed to Renter. 

10A) Boats: Please call if you wish to launch boat on our property. The boat ramp is steep and paved only at the water.  Also, be aware that all boats must go under Blue Creek Bridge.  If you have a large boat - over 22'  please call. 

11) Absolutely NO PETS allowed to occupy the premises. NO SMOKING allowed inside. NO LOUD MUSIC inside or outside the premises (if the neighbors complain, it is too loud). 

11A) Guests may be invited for the day, but due to limited parking availability, please llimit number of cars to no more than 5.  If more than five cars, prior approval must be obtained by owner in writing (email).

12) Holiday Rates: If your reservation includes the date of a scheduled holiday (A) May 26 - Memorial Day (B) July 4 -  Independence Day or (C) Sept.1 -  Labor Day , then the Holiday Rates apply to the entire length of stay.

13) Damage fee:  A damage fee will be assessed if upon move-out inspection it is determined that damages have occurred.  A statement of damage fee charges assessed will be mailed to renter.

14)  Correspondence:  We prefer all correspondence be via E-Mail.  If your e-mail address changes, please advise.

14A) You will receive a welcome EMAIL approximately 7 days prior to check-in providing information and details regarding your stay.  If you will be traveling or not able to retrieve your email, please advise us and the welcome letter will be mailed to your residence.

17)  Garbage Service:  Sunset Cove is under contract for garbage service with Sunflower Inc.  Garbage pickup is one day each week, on Wednesday. Place all daily garbage in the gray trash can outside the driveway door.  Each Tuesday pm or upon departure, transfer the garbage to the large green Sunflower trash can container number 027297 at the top of the driveway for pickup each Wednesday.
